Freehold

Freehold generally gives the purchaser ownership of the property and the associated registered interest, subject to the applicable title, community rules and local law. Foreign ownership is available in designated areas, not automatically everywhere.

Leasehold

Leasehold generally provides rights to use and occupy a property for a defined contractual period. The value, transfer rights, remaining term, renewal conditions and restrictions depend on the lease documentation.

The commercial questions

  • How long do you expect to hold the property?
  • Can the interest be sold, assigned, inherited or mortgaged?
  • What charges, renewal terms or use restrictions apply?
  • How does the tenure affect the future buyer pool and valuation?
