The structural case is broader than property
Dubai’s relevance rests on global aviation and logistics, financial-centre growth, business formation, infrastructure delivery and the UAE’s fiscal capacity. Those forces can support long-duration demand for homes, offices and income-producing property.
They do not make every project investable. A strong city can still contain an overpriced unit, an oversupplied building or a weak payment structure.
The cycle demands selectivity
Future returns can be more dispersed than broad market gains. Residential segments, prime waterfront, family housing, offices and mass off-plan inventory can move through different cycles.
Underwrite the asset, not the headline
- Use achievable rent rather than advertised rent.
- Deduct service charges, vacancy, leasing, maintenance and management costs.
- Compare the future handover pipeline in the same competing area.
- Stress financing, handover liquidity and resale timing.
- Define the likely exit buyer before purchasing.
Velora decision rule
Treat Dubai’s structural growth as a margin of safety, never as a substitute for due diligence. The property must work at a defensible price with a realistic holding plan.
