Verify the project
Before transferring funds, confirm the project registration, developer licence, escrow arrangements, construction status and expected completion using the relevant official channels.
- Confirm the exact unit number, seller and title or project status.
- Check developer delivery history and contractor quality.
- Review construction progress and competing handovers.
Read the SPA as a risk document
The sale and purchase agreement governs more than the payment schedule. Review completion extensions, material changes, buyer default, resale restrictions, assignment fees, defect liability and dispute jurisdiction with independent legal support.
Test the unit economics
- Calculate price per internal usable area as well as saleable area.
- Model service charges, vacancy and leasing costs.
- Inspect orientation, view protection, noise, parking, lifts and cooling.
- Keep a liquidity reserve for instalments, service charges and delays.
Plan the exit before the entry
Identify who is likely to buy or rent the property from you. A narrow future audience usually means weaker liquidity.
Legal and regulatory details must be independently verified at the transaction date.
